The Queenswoodz Covered Walkway

Bukit Jalil is booming. What was once known just for its stadium has become one of KL’s most talked-about hotspots. With the massive success of Pavilion Bukit Jalil, new high-rises are popping up everywhere. The latest name creating a buzz is The Queenswoodz, the new project from Exsim following its sibling, Kingswoodz.

But with so many options, what makes this new Bukit Jalil project stand out? Is it really offering something new, or is it just more of the same? I dug into the details to see what’s really going on.

The Location Trifecta: Walk, Shop, and Jog

Let’s be honest, every property brochure claims “prime location.” But The Queenswoodz has a few specific perks that are genuinely practical.

First, its Transit-Oriented Development (TOD) status isn’t just marketing fluff. It’s linked by a 600-meter covered walkway to the Awan Besar LRT station. Anyone who has debated walking 10 minutes in Malaysia’s heat or sudden downpours knows this is a game-changer. It makes a car-lite commute a real, all-weather option, not just a fair-weather dream.

Second, the lifestyle convenience is undeniable. The project is just a short walk (some sources say as close as 150m) from Pavilion Bukit Jalil. This is “I’ll just pop over for dinner” or “last-minute movie” kind of convenience that you can’t put a price on.

Finally, it’s not all concrete. The project is designed to be at the “doorstep to a recreational park” and has views of a golf course. This gives it a nice balance, mixing the city buzz from the mall with a bit of “park-front serenity”.

What’s It Like Inside? "Sky-High Semi-Ds"

So, what are the actual units like? The project offers a healthy range of layouts, from practical 2-bedroom units (around 807 sq ft) all the way up to spacious 4-bedroom homes (topping 1,400 sq ft).

Exsim is marketing the larger layouts with a “Semi-D in the Sky” concept , which suggests a focus on more livable, family-friendly spaces rather than just tiny shoeboxes. They are also offering dual-key units , which are always a flexible option for multi-generational families or for those looking to rent out a portion of their home.

One of the biggest practical benefits is that all units come partially furnished. This includes essentials like kitchen cabinets, air-conditioners, water heaters, and wardrobes. For a first-time homebuyer or an investor, this is a huge plus. It saves a significant amount of upfront cash and renovation headaches, letting you (or your tenant) move in much faster.

The Bigger Picture: Competition and Developer Rep

This is the part you won’t see in a sales brochure. The Queenswoodz is Phase 2 of a larger development. Phase 1, Kingswoodz, is already a massive project with over 1,500 units. When you add in other nearby Exsim projects, that’s a lot of new condos hitting the market in a very small area around the same time (estimated completion is 2029). If you’re an investor, you need to be prepared for some serious rental competition.

The developer, Exsim, also has a fascinating reputation. They are well-regarded for their “hardware”—building stylish, green-certified projects with great facilities that look almost identical to the 3D renders. However, some owners of their past projects have complained about the “software”—the long-term building management, especially with issues arising from high-traffic short-term rentals (STRs).

This is a critical point because The Queenswoodz is built on land with a “Commercial (HDA)” title , which legally permits STRs. It’s something to consider if you’re an owner-occupier looking for a quiet, stable community.

So, Who is The Queenswoodz Really For?

On paper, The Queenswoodz has A-grade credentials. The covered walk to the LRT is a massive practical win, and the proximity to Pavilion Bukit Jalil is a lifestyle driver that’s hard to beat. Its location also puts it near other major upcoming hubs like KL Wellness City , adding to its future potential.

It seems like a strong contender for young professionals and investors who value that connectivity and the move-in-ready, partially-furnished units. For families, the “Semi-D” layouts and park access are a huge draw. The big question will be balancing that lifestyle appeal against the reality of living in a high-density, commercially-titled building that will likely have a very active rental market.
